Is Your Agent Performing the Proper Due Diligence?

I wanted to share how important it is to work with a real estate agent that does all the necessary due diligence for you throughout your transaction. This month, some clients of mine found themselves in a perplexing situation - they were interested in buying a lot to build their dream home on and we thought we’d found the perfect spot off of Skyline Rd. We were told the lot was ready to go and they could build a 3500 - 4000+ SQFT home without a problem. However, I knew that this information needed to be confirmed before we moved forward with the sale.

After months of due diligence, and several misleading meeting with the city of Portland building department, it turned out that the conservation easement on the property would have limited the building space to 2500 SQFT or less of usable space. This is why it’s so vital to make sure whoever is representing you is willing to go the extra mile and ask the right questions before they give you counsel. I’m happy to report that these wonderful clients are now in contract on a DIFFERENT lot that backs protected green space and has plenty of room for their 4000+ SQFT dream home.

Maybe they said or did something that felt out of alignment with who you viewed them to be. This emotion can be really difficult to process and often times leads us to lash out or seek atonement for the person’s actions.

This month I want to encourage you to harness the power of forgiveness in your interactions with those around you. It's important to remember that none of us are perfect, and while we may not be able to forget someone's wrong-doing, it is our calling to whole-heartedly forgive them. I've found that being diligent in forgiveness does something really refreshing for our spirits - it frees us up from things that don't serve us, like self-doubt, disillusionment, anger, and other feelings that bring us down. By choosing to forgive, we’re actively releasing the grip these negative emotions have on us so we can feel lighter, happier, and more available to engage with the positive things in our lives.
